I hired Arrico in December of 2015. I can say that Alex found a great tenant, and super fast. 5 out of 12 months I had to email Arrico to see why I was not getting a full owner draw. Most of the time it could be explained, however, a few times they sent me a new statement (to my email, it was never on the portal) which explained the charge. Or they would show me the yearly statement which would show I got the correct draw, however, the monthly didn't match. When asked why I was told "It is an issue with our software mitigation". In one instance I was charged for a repair that was covered by my home warranty, but charged full price. When I asked about it, they said they were not aware that I had the warranty and I had to send them the fax information to prove that I did already share it with them. They acknowledged the mistake and refunded me the difference. There were enough "odd" charges that I talked to Laura in the office and she said she would put a note on my file to have someone communicate with me when I would be charged for something. That tenant left and Samantha was great and found a new tenant. She explained everything very, very well and I have zero complaints about here. This is where the issues began..... I had reservations about using them again but to be honest it was easier than starting over. Between April and September I never had a complete owner draw. In one instance I was charged for new door knobs as mine were corroded, but they were not when the previous tenant moved in. But they didn't charge her. They charged me it. When I asked why they said they emailed me to let me know of the charge but I never received it. I asked them to resend it, but instead they sent a copy/paste of an email. I asked again to have it resent and they didn't. The email even said that they would not do anything until I replied. Well I didn't reply.... They could not produce the actual email, or they chose not too. Then I was double charged for something. I was charged $75 once month for it, and 62.50 and 12.50 the next month. When I emailed they said it was the same charge and I was only charged once, although the math said differently. Then they once again sent me a yearly statement that did not match the monthly but it wasn't published. Similar things happened with lack of communication and charges that were explained later with different statements sent to email accounts and not pusblished to the portal. Finally I had enough and they ended my contract. I sent emails and personal voicemails to the owner and he never answered them. If you use them, save EVERYTHING. I have everything still in the event that they send me a bill for something now that our contract is over. Their final move was sending my certified mail and a check to refund the tenants deposit to my maiden name. I asked them specifically if I had to do anything with them to change my name and they said no. It worked out, but with extra hassle. I don't think it was intentional but it shows that they don't keep books the way they should. The accounting is all over the place and their communication skills isn't very good. I typically don't write reviews but I feel that potential landlords should know the entire truth.
